Perhaps most encouraging is the pending activity. Nearly half of all active listings are currently under contract, demonstrating that buyers remain active and motivated despite higher interest rates and ongoing economic uncertainty.

The strongest competition continues to be found in the $250,000 to $500,000 price range, where many first-time buyers and move-up buyers are searching. Having financing secured before you start shopping can give you a significant advantage when the right property hits the market.

While some homes are selling quickly, others that have been on the market longer may present opportunities for negotiation. Buyers who remain flexible on features, neighborhoods, or home styles often find themselves with more options and better value.

Homes that are priced correctly and presented well are typically selling within a few weeks and very close to their asking price. Today's buyers have options, so overpricing can lead to longer market times and eventual price reductions.
